Dear Friend,
For the first 18 months of my experience as a real estate entrepreneur, I was a dismal failure. I spent a lot of time taking numerous real estate courses, reading books and listening to tapes about creative real estate strategies, but I made no money at all.
Not a penny.
I was dead broke and going no where fast. I kept wondering why other people were making money while I wasn't. Though I am a slow learner, I deeply wanted to succeed, then after much soul-searching, I realized that:

That's when I heard a statistic that there were 6572 foreclosures in the Greater Vancouver Area over the past 5 years... and that the number of foreclosures is expected to increase in the following years.
I had no clue that there were that many foreclosures in the lower mainland, but when I started to ask around, I found out that a handful of local investors were purchasing foreclosures for 100s of thousands of dollars below market value!
I've always heard and learned from courses that you could make money from foreclosures, but I never knew that there was a steady stream of new foreclosures in my area, and that other local investors were already making money from them. So I decided to focus all my time and energy to look for the source of foreclosure deals.

That banks will kick you out of their building because they do not release information on properties that they are foreclosing on.
That government bodies will frustrate you to the point of insanity and will not release information by claiming the Privacy Act and a bunch of other BS.
That there is no chance of getting a profitable foreclosure in a court auction because bidding is open to the public AND you must have CASH on hand to buy them.
That there are foreclosures listed on the MLS, but even if you have gone through all the motions and got an accepted offer, it still had to be approved by the judge AND the public can still outbid you in the end. (What a waste of time!)
I also tried doing what the Real Estate Gurus taught by "farming" certain neighborhoods in order to capture foreclosures before they happened. I wasted the little money I had in marketing materials and wasted time waiting for phone calls. And the calls that came were from sellers who were not that motivated to sell.
